Payments
- Any liability arising out of Service Tax /Sales Tax / Vat or any other taxes or Government Levies etc. as may be applicable from time to time, in respect of the above transaction will be payable separately by the applicant/s.
- All statutory charges including, but not limited to Stamp Duty, Registration and any other Government Levies etc as applicable from time to time will be payable separately by the applicant/s.
- The deposit amount is non refundable if the booking amount is not received within 30 days after the receipt of deposit.
- In case the the booking amount is not received by the due date, the quotation will be null and void and the company reserves the right to cancel the booking without assigning any reasons.
- Subsequent payments to be made 15 days after the receipt of proof of actual construction. In case of failure of payment, the construction of your villa will be ceased and no refunds will be payable.
- All specifications of the project / villa (including internal and other common amenities) are subject to changes without prior intimation. We will endeavour to avoid such changes, keep them to minimum and will keep you informed.
- In case the payments demanded by East Gardens Private Limited are delayed beyond the due date, interest @ 18% p.a. will be applicable for the period of delay in the receipt of payments.
- This offer is subject to modification/changes/revision in terms of the size, area, designs and same is also subject to rules and regulations of Town Planning Office Vadodara Division, Gujarat.
- The consideration amount above may vary depending on the modifications / revisions / changes etc., in terms of the size, area design of the villa and same is also subject to various statutory approvals.
- Request for transfer of villa will incur INR 5 per sq ft service charges on the plot size. Stamp duty as applicable.
Restrictions on alternations to your villa after taking the possession
Once the possession of the villa has been taken, the villa cannot be divided in a way which would affect its main external features including the compound wall. Any such alteration can only be carried out after obtaining permission from the East Gardens Owners’ Association.
Code of Conduct
The members of the East Gardens scheme are expected to follow a code of conduct suitable for any civilised community. The following DOs and DON’Ts are several examples, by no way exhaustive, of conducts which would maintain the beauty and exclusivity of the East Gardens community.
DOs
- Use the common facilities such as the club house, tennis court, gymnasium with responsibility and with consideration for other users of these facilities
- Keep the public nuisances such as excessive noise to a minimum
- Drive carefully within the speed limit of the scheme
DON’Ts
- Throwing, creating, leaving garbage on the scheme roads or the common community areas
- Carrying out unhygienic activities such as spitting on the roads or the common community areas
- Using abusive language in way which could offend the fellow members of the scheme
- Be negligent towards the plantation of the scheme
- Carry out any illegal activities or any other activities which is harmful to the community environment.
